
FAÇADE WORK
The good news is that the waterproofing work on the
façade of the building is in its final leg. All scaffolding should
be removed by the end of this month. The consulting firm that was
hired to oversee the project is in the process of putting together
a final punch list of all items still in need of repair. If you
have any damage to your air conditioner sleeve, or if there is any
damage to your walls that you feel was caused by the façade work,

What will then be left will be additional waterproofing that needs
to be done over Keyfood and around the sprinkler area. All parties
involved have assured us that our plaza will be ready by the spring.

WINDOW AIR CONDITIONING UNITS
Recent changes in New York State Building Codes require all window
air conditioners be installed and secured in a professional workmanlike
manner. All shareholders have received notices that this work needs
to done by Ruppert House employees. If you have a window air conditioner
please call the office at 212-348-7170 to schedule an appointment
to have this work done. It should be further pointed out that rooms
that contain an air conditioner sleeve cannot have a window air
conditioning unit.
BOILER REPLACEMENT INSTALLATIONS
According to Controlled Combustion, the company performing
the work, replacement of the three boilers is progressing on schedule.
Due to the lack of space this is an especially cumbersome task due
to the fact that the old boiler has to be completely dismantled
and removed before a new one can be bought in. At the present time
the first boiler is being worked on with a planned completion time
by the end of this month. Unfortunately as these new boilers are
being installed short, intermittent disruptions of hot water service
are unavoidable.
SECOND AVENUE SUBWAY
As we all are aware, construction for the subway has
begun. The primary source of information on this project is "The
Second Avenue Task Force" which is a committee of Community Board
8. They hold periodic meetings and in attendance are representatives
from the MTA. These are open meetings and all interested shareholders
are encouraged to attend. The next meeting is scheduled for Tuesday,
September 25, 2007at 7pm. The location is Hunter College School
of Social Work at 129 East 79th Street (between Park and Lexington

information on the project including illustrations can be found

side then scroll to 2nd Avenue subway. There is also a MTA bulletin
board located on the northeast corner of 93rd Street and 2nd Avenue
that is supposed to contain a Three Week Look Ahead Report.
DOG WALKING
Lately there has been an increase in the number of
complaints of residents having some unfavorable encounters with
dogs in the elevators and while waiting for elevators. We all know
that pound for pound a dog is much stronger than a human being and
that it takes strength and awareness to hold back an animal from
jumping on a resident or creating a disturbance. Please make sure
that everyone who owns a dog only allow people who have enough strength
and maturity to walk them.
GARAGE PARKING
Shareholders that have parking spots should park in
their assigned spot only and under no circumstances should block
the cars of other shareholders. This includes but is not limited
to parking in front of the entrance at the "A" building to unload
packages. Unauthorized parking can result in forfeiture of parking
privileges.
RATS, ROACHES AND OTHER UNWANTED PETS
With the start of the digging for the 2nd Avenue subway,
management and maintenance have paid especially close attention
to any signs of increases in rodents and other vermin. Management
has been in contact with the MTA exterminator and at the same time
instructing our own exterminating company to step up their service.
Any residents who has roaches or water bugs in their apartment should
contact the office immediately to set an appointment with the exterminator.
We need all shareholders' cooperation in keeping this situation
under control
HOME OWNERS INSURANCE
Once again it cannot be emphasized enough for the need of every
shareholder to purchase Home Owners Insurance. Having this insurance
protects your personal belongings from fire, floods and theft. THE
INSURANCE POLICY FOR THE BUILDING DOES NOT COVER ANY PERSONAL ITEMS.
Personal items include but are not limited to wood floors or tiles
you may have installed, draperies, custom paint and wallpaper. If
you have car insurance, that would be a good place to start looking
for a policy. You can also contact the office for a list of some
of the major companies that have such policies. Don't wait until
it's too late!
LAUNDRY DRYERS
Many users of the laundry room are not aware that the
lint drawer on the bottom of each dryer needs to be cleaned out
after each use. Not only does this increase the life and efficiency
of the machine but it will also save you money and time. As mom
used to say lets all clean up after ourselves
SURVEY
In a couple of weeks you will be receiving a short
survey questionnaire. Your responses will be completely anonymous
and will be used to help The Ruppert House Board of Directors address
the areas of concern that are most important to shareholders. The
success of this survey depends greatly on the participation of all
shareholders so please take a couple of minutes to fill out the
questionnaire and then place it in the boxes in the lobbies by the
required date.
